Property Management Services Provided by Kaycasa Properties, LLC
We provide that all too important buffer between the Property Owner and Tenant. The following are the primary services provided.
The rates Kaycasa Properties, LLC charge vary based on the type of property being managed. The fee structure as as follows;
Single Family Homes 9%, Multi-family 8%, Small Offices 10%
All fees are a percentage of the rent collected plus applicable local taxes.
Applications and background checks are required from every prospective Tenant over the age of 18. Anyone under 18 years of age must be living with their parent, adult spouse or legal guardian. Applications include a credit check, criminal background check, income verification, rental history verification and social media inquires.
Pets are accepted if permissible by the Property Owner, with an additional pet rent. If animals are deemed to be service or assistive animals, Kaycasa Properties follows all ADA guidelines. For service and assistive animals documentation from a medical professional must be provided.
Inspections are done on the properties prior to move-in, periodically during residency and upon move-out. Detailed move-out inspection reports, including photos, are sent to Property Owners via their Owner Portal. (Email address must be provided in order to activate Portal) Photos are taken of all properties prior to each new resident taking occupancy. Move-In Inventory sheets are provided to all new Tenants to ensure there are no overlooked conditional issues. These sheets are also used at the time of move out to ensure properties are in similar condition (accounting for normal wear and tear).
Accounting for all incoming rents, maintenance costs, fees and disbursements to Owners. Monthly accounting reports provided along with copies of invoices for repairs if requested. Form 1099 and end of year financial summaries will be provided no later than January 15 of each year via email, unless otherwise requested. All reports and records are kept on file should they be need on a future date.
Supervision of all necessary maintenance. Property Owners are always consulted on any major repairs and are involved in as many aspects of repair and maintenance as they request.
Evictions and court proceedings through the Magistrate Court of Dona Ana County if needed. All judgments received through the Magistrate Court that remain unpaid by the Tenant will be sent to Hunter Warfield to begin collection proceedings.
